Puneet Chahal gave it a go Part-time property developer, Puneet Chahal, 42, lives in Middlesex and has been investing in and developing properties since 2003. She also buys properties to rent out, here and abroad. She tells us about the highs and lows of life as a property investor and how the recession has affected business… huge redevelopment since, which should boost prices in the future.’ HOME AND AWAY DECOR: NEUTRAL IS BEST ● Where did you learn what to do? ‘I don’t think you can learn anywhere except through your own experiences and by making plenty of mistakes along the way. There’s no way you can be in this game and get it right all the time. In the beginning, you’ll make costly errors, but you’ll also achieve unexpected gains.’ ●How did you get started? ‘I’ve always loved property – even before I’d bought the first one, while holidaying overseas, I’d be fascinated by the different types of houses and apartments available. ‘The first property I bought was a buy-to-let investment back in 2003 – an apartment in Cardiff Bay. I still have it. It was a new-build and is pretty good for rentals. The area around Cardiff Bay has undergone ● What has been your biggest mistake? ‘When it comes to renovation, in the early days, in my enthusiasm, I’d get everything gutted and then replace it with brand new stuff. However, this isn’t always the best and most cost-effective thing to do. Even tatty, rundown properties have features and fittings that can be refurbished and reused.
