veryone froze when the vote to leave the
European Union happened in June, and there
was definitely a moment of uncertainty. I don't
think anyone in the country expected the out
vote to win, even those who had voted for it.
It's likely to take a good couple of years for Brexit to
actually happen and many negotiations will be made in
that time to settle any bumpy markets. We've seen a bit
of reeling after this slightly unexpected result but the
64 million people in this country still need somewhere to
live so the demand for housing will still be there, therefore,
I think the property market will be unlikely to be affected
in most areas of the country in the medium to long-term.
At Tepilo (Sarah's online estate agency), it's business as
usual and we are just as busy as ever...
SELL, SELL, SELL?
If you want to sell urgently you should accept you need
to sell for a realistic price, unless you have an unusual
property that two people want, then you can charge what
you want. But if you've got a standard property, you have
to price it realistically, and then it will still sell.
Remember interest rates are very low and they are not
going to go up. It is cheap to borrow money so people are
doing that to buy houses, but they are being sensible.
People have not been silly for a while; maybe
at the top end of the market a few years ago,
but for the majority of us, we have not quite

BUYERS' MARKET
If you want to buy, do it as quickly as possible, this
uncertainty will settle itself down but there is no
reason that you shouldn't look to buy right now.
From now, the market will start moving again. People
have been sitting on their hands for a while, firstly waiting
for Brexit, then following the vote and waiting for summer
to be over. Very soon, there will be a bit of a pick up in
everything, we will see a lot more movement in the market.
There is talk that foreign investors in London are
withdrawing but this won't affect the market in a major
way. It's just a few people at the top end paying ridiculous
money for ridiculous houses that aren't worth it in the first
place; it's not the bread and butter of the housing market.
Foreign investors are not the oil that make it all go around.
The bottom line is that we do not want too much
readjustment either way, and we certainly don't want to
see house prices going up if we want the next generation
to be able to afford to buy anything.
In summary, after the recent lull, the housing market
will pick up but nothing is going to change drastically,
and there is not going to be a boom. I'm expecting there
will be relative growth for rest of the year, it will be a bit
slower for December, and then in January next year there
will be a lot of movement again.

London property prices could fall by
more than 30% in the wake of Britain's
vote to leave the EU and may halve in
the most expensive parts of the city,
according to analysts at the French bank
Société Générale.
The UK is to endure a 'short shallow
recession' at the turn of the year as
the uncertainty following Britain's
vote to leave the EU will hit consumer
confidence, push down house prices and
weaken the job market, the economic
forecasting group EY Item Club predicts.
A report by ratings agency Moody's
said that Brexit would have the biggest
impact on the capital's housing market,
and would lead to fewer sales to EU
nationals in central London, which would
lead to lower house prices. It also said
properties worth more than £1m would
be most affected; this is because 49%
of homes in this price band are bought
by foreign nationals.
The property market will recover
its confidence because there's still a
shortage of homes and a consistent
demand, says Winkworth Estate Agency.
